STAMP DUTY LAND TAX

Are you one of the thousands of people who have overpaid stamp duty unknowingly?

It is not uncommon for people to have overpaid stamp duty by amounts of £25,000 or even more.

Millions of pounds in overpaid stamp duty has been refunded to thousands of property owners.  You too could be owed Stamp Duty Land Tax (SDLT) refunds if you are an individual buying your own home, a property investor or a developer.

Stamp Duty Land Tax: Welcome

What is SDLT?

SDLT is a fixed tax paid by property buyers in England and Northern Ireland.

Is my solicitor likely to have known the rules of SDLT?

The rules around SDLT are incredibly complex and many solicitors who help buyers calculate how much they should pay are trained only to differentiate between residential and commercial property.

If they are relying simply on the HMRC calculator then they will, in many cases, be quoted a higher figure than it is possible to pay.

It is unlikely that your solicitor is familiar with the many irregularities and anomalies which, when fully understood can result in substantial refunds of SDLT.

At Fountain Finances we will review your SDLT payments free of charge and submit a refund request in cases where you have overpaid.

Stamp Duty Land Tax: FAQ

How you could be due a rebate of £20,000

Most solicitors simply use the HMRC calculator when it comes to providing your Stamp Duty figure to pay to HMRC on the purchase of your property. This is often correct, but there are many reasons why this figure is incorrect and often far too high.

Example

Let’s say for example you have bought a house with a granny flat or basement conversion with running water and cooking facilities with a purchase price of £700,000.

Figure due from HMRC calculator will be £25,000

What we do

However, we will establish that the building is 2 dwellings and we can average the price of each property to be £350,000.

Figure due on each property on the HMRC calculator will be £2,500 or £5,000 in total.

The outcome

In this example, you would be entitled to a rebate of £20,000 and this is usually paid out with 12 weeks.
